The Power of Staging: Unlocking Higher Home Values and Quicker Sales

When it comes to real estate, first impressions are everything! A recent survey, the 2025 Profile of Home Staging by the National Association of REALTORS®, has revealed that investing time in sprucing up your home before putting it on the market can lead to quicker sales and higher profits. With insights gathered from around 1,200 real estate professionals, the findings are compelling!

An impressive 30% of real estate agents reported that staging can elevate home values by anywhere from 1% to 10%. Specifically, nearly 20% of listing agents noted that staged homes received offers that increased by 1% to 5% compared to those that were un-staged, while another 10% saw a rise of 6% to 10%, all thanks to effective www.

For a home priced at $400,000, staging could mean an increase in the sales price of anywhere from $4,000 to a staggering $40,000!

But that’s not all—speed is also a significant factor. About half of the agents agreed that homes that are staged tend to sell more swiftly than those left untouched. In fact, a whopping 83% of buyers’ agents mentioned that staging helps prospective buyers envision the property as their future home, creating a deeper emotional connection.

The impact of staging often starts long before buyers even step foot inside. “Most home buyers kick off their search online, so making that stellar first impression is crucial,” emphasizes Chris Lim, executive vice president and chief growth officer at RE/MAX. The NAR report indicates that one in three buyers’ agents found that clients were more inclined to schedule a showing after seeing a staged home online.

So, what rooms should you focus on when staging? According to the survey, the most important spaces include:

– Living Room
– Primary Bedroom
– Kitchen
– Dining Room
– Outdoor Spaces

On the other hand, guest bedrooms and children’s rooms were deemed less critical to stage.

For those not ready to formally stage their homes, real estate professionals, including our dedicated team at Greenbrier Real Estate Service, have some practical advice for sellers looking to attract today’s discerning, HGTV-watching buyers. A substantial 58% of professionals noted that many buyers were left disappointed when homes didn’t match the polished looks they see on television.

To help sellers prepare, over half of real estate agents recommend these essential home improvements:

– Decluttering
– Thorough cleaning
– Boosting curb appeal
– Professional photography
– Minor repairs
– Carpet cleaning
– Depersonalizing spaces
– Fresh paint touch-ups or full repainting

– Re-grouting tile
